A nook, an alcove, an attic or an area inside or outside your home and you don’t know what to do with it? Every inch, every area inside, every area outside your home, and every small space counts. Only 10% of homebuyers can imagine what a space can look like without furnishings which means 90% can’t! You are throwing away dollars when you do not stage your home. When you are selling your home every area needs a purpose, a reason for being. If you don’t know what to do with an area either will the next buyer. The potential buyer will look past your house and onto the next available home listing.

If you can furnish these small space areas and create usable space it increases your homes likability and value.

Imagine a small space at the top of a flight of stairs; a landing – try putting a small narrow table there with a lamp and maybe a garden seat. If it’s big enough you could even put a small chair. This instantly creates an inviting space.sts4

If you have an extra small bedroom not in use but collects all the leftover clutter, clean it out! Try these ideas…Make it an office with a small desk, unique chair, beautiful artwork or a children’s playroom. Use colorful coordinating baskets for toys and a pretty area rug, or make it a dressing room and make it luxurious. Add one of the popular extra large framed leaning mirrors, a wingback chair, a tufted ottoman and a high pile fur rug.

For an outside terrace or patio, try adding a small round iron table and 2 chairs with small cushions and some flowering plants. Now a potential buyer can envision coming home after a long day at work and relaxing outside.

sts2Many homes have finished attics that seem to be the catch all for out of season clothes or Christmas/holiday decorations or old baby clothes. Now it time to clean out the area and purge what you do not need. Restyle the attic to invite people to linger. Stage the space to create a reading room by adding 1 or 2 comfy chairs, a tall reading lamp, a small coffee table, maybe even an area rug and a soothing piece of art for the walls. Another idea is creating a yoga room, with mats and exercise ball etc. Now you have made an unused portion of the home more valuable and increased the useable square footage of your home.

Small spaces just need appropriate size furnishings. Use your imagination and create a must have room or space. Style your home to stand out against the competition. Enhance small spaces to work in your favor and create a uniqueness that a buyer must have. Turn a negative into a positive!
